Accessed by its own entrance door, there is a sitting room with a kitchen area and breakfast bar, and stairs lead up to the mezzanine level with a super-king bed.

The apartment features a plasma TV, DVD player, Wi-Fi, fridge with freezer compartment, two ring ceramic hob and electric oven.

Although situated in a quiet lane it is only 5 minutes’ walk to Princes Street with views over Princes Street Gardens to the world famous Edinburgh Castle and beyond.

Lakeside House is a charming Georgian cottage in the exclusive Duddingston Village. Set within its own grounds, the back garden is completely secluded and enclosed. The property has unrestricted on street parking.

The entrance hall leads to the dining room and from there you can access the modern lounge and kitchen. The lounge boasts floor to ceiling glass covering most of 2 walls. The massive glass panels open onto the garden.

The property also features a "snug" with a day bed which converts to a double bed. This leads into the main downstairs double bedroom which has a patio door opening onto the back garden.

Upstairs there are 2 principle double bedrooms both with en-suite shower rooms. The third smaller upstairs bedroom has bunkbeds.

Located just 10 minutes from a range of city buses, it takes just 20 minutes into the city centre. There is a Tesco Express 0.65 miles or a Morrisons Supermarket 1 mile from the property.

Please note that maximum occupancy for this property is 8+2 (2 guests will be accommodated on a fold-out daybed).
